Choosing a Building Lot

When considering building a new home it is not only important that you chose a qualified builder but also a suitable building lot.

Factors to consider are lot width, topography, and utilities available. These factors can substantially affect the total building cost and whether the style of home you desire is the proper fit on that lot.
Building codes vary from town to town and require setbacks from the boundaries of the lot. Setbacks are the distance the actual building has to be from the sides and front of the lot. Ranch homes tend to be wider than colonials and may require a wider lot.
If you desire a walkout basement it is preferable to have land that has a slightly hilly topography that dips behind the house to allow exiting from the lower level.
Public utilities that are available road side are desirable and are less costly to connect to. If you choose a lot that requires a well, septic system and or propane, extra costs for installing these systems are incurred.
